Valerie C. Roberts, Senior Managing Director Ms. Roberts is an experienced asset manager of affordable residential properties financed by Low Income Housing Tax Credits and HUD insured mortgages. She contributes expert management skills for all phases of project delivery beginning with preplanning to capital budgeting to operational management. Ms. Roberts is experienced at executing and overseeing compliance and financial reporting under the Low-Income Housing Tax Credit Program, HOME, Trust, and HUD Section 8, 202, 236 and PRAC programs. She is experienced at utilizing the YARDI operating system for reporting property performance, preparing for HUD REAC inspections, using the EIV (Enterprise Income Verification) system and submitting HUD subsidy requests. Ms. Roberts possesses over 20 years of experience and she is certified in tax credits as a (HCCP) Professional, Site Compliance Specialist (SCS), Blended Occupancy Specialist (BOS) and Fair Housing. Ms. Roberts has participated in the management of over 1,200 affordable housing units. Ms. Roberts holds a Bachelor Degree in Accounting from Central Missouri State University and serves as Treasurer for Delta Sigma Theta, Inc. Chicago Alumni Chapter.
Maggie Peak, Senior Accountant responsible for preparing all internal and external financial reports. Ms. Peak is responsible for the preparation and timely submission of monthly, quarterly, and annual financial statements, budgets and related reports in accord with owners and governmental regulatory agencies guidelines including HUD, IHDA and Section 42. She also supervises and coordinates reporting activities with the independent auditors for the preparation of all annual fiscal audits and tax returns. Ms. Peak has managed accounting and financial reporting services for community development corporations and for-profit management companies for the past 30 years including Draper and Kramer, P.M. One and the Woodlawn Community Development Corporation. She has actively been involved with the financial reporting on housing portfolios that include over 4,000 units representing market rate, tax credit, cooperative, and public housing communities. Ms. Peak holds a Bachelor of Science from Western Illinois University.
Bonita Royster, Regional Property Manager responsible for monitoring and training of the on-site property managers. Determines property maintenance requirements, review contractor bids and negotiate maintenance contracts. Determine reimbursable charges and suggest budget revisions by overseeing variance reports. Document tenant closes and communicate on administrative matters. Approve on-site personnel hires, status changes and terminations. Monitor, support and suggest marketing improvements and review and suggest rent schedules. Periodically, inspect vacant properties for market ready condition. Recommends on-site personnel hires, status changes and terminations. Ms. Royster previously support specialist and regional property manager for P.M. One Ltd where she was responsible for 486 multifamily units comprised of senior, cooperative, Section 8, and LIHTC units. She also worked for Terre Haute Housing Authority as a regional manager responsible for 350 senior and 200 family units. Ms. Royster is a M.A.H.C. Individual Member, Real Estate Managing Brokers License – Illinois. She is certified as Tax Credit Specialist, Public Housing Manager and Residential Cooperative Manager. Ms. Royster holds a B.S. Degree from Indiana State University.
Charlene Boyd, Assistant Property Manager oversees maintenance and general administration for apartment properties. The assistant manager schedules work orders, address general inquiries, and receive and process intake documentation for tenant files among other duties.
Lisa Kaebisch, Compliance Consultant responsible for providing an independent second review of tenant files for compliance to the Low Income Housing Tax Credit Program. Ms. Kaebisch was a tax credit trainer and reviewer for TheoPro and now works as an independent consultant.
Alex Payton, Maintenance Supervisor responsible for managing general inquiries, scheduling and monitoring maintenance work orders, conducting apartment inspections, engaging and managing all third-party vendor. Alex is a veteran of the US Air Force and holds an Associate Degree in Business Administration from Southern Mississippi University.
Tania Addoh, Administrative Assistant performs a variety of administrative and clerical tasks. Duties include providing support to our managers, assisting in daily office needs and managing our company's general administrative activities.
